Erfurt-Brühl - A district in transition: Living and working in Erfurt in a modern district with many jobs and very good infrastructure for families.

It is one of the largest urban development projects in Germany: Since the beginning of the nineties, LEG has been transforming a 25-hectare former industrial site directly next to Erfurt Cathedral into a new urban quarter where people live, work, experience culture and spend their leisure time.

New real estate and quality of life in the Brühl district of Erfurt

The Brühl (literally meaning "wet meadow"!) boasts a rich history dating back to the Middle Ages – once home to the "Mainzer Hof," the administrative seat of the Archbishop of Mainz, and later a large rifle factory. From the interwar period until German reunification, typewriters and microelectronic products were manufactured here. From 1992 onward, the brownfield site, with its considerable size and central location, presented both a significant challenge and a promising opportunity. Planning, remediation, development, and marketing measures were needed to prepare the ground for new uses – an undertaking that required a holistic approach and a long-term perspective.

Today, the area presents itself as a vibrant district that enriches the state capital!"

    Steps towards site development

    LEG, in coordination with the city, drew up a comprehensive development plan for the area. The basis for all further steps was a thorough remediation of contaminated sites and the demolition of unusable buildings.

    The area was gradually equipped with modern infrastructure. This included the construction of roads and paths, the creation of accompanying green spaces, and the provision of utilities such as electricity, (waste)water, IT, and district heating.

    LEG invested in Brühl and acquired investors who purchased land and implemented projects. A key factor in its success was its openness to a variety of uses – from residential and office space to cultural institutions, the judiciary, and administration.

    In addition to the dismantling of old factory buildings, the renovation of evidence of the site's rich industrial history played an important role from the beginning – for example, the Justice Centre and the "Central Heating Plant" were created through conversion.

    Attractive apartments and business locations in Erfurt am Brühl

    A pivotal moment for the area's development came in the late 1990s with the construction of the Erfurt Theatre in the heart of the site. This was followed by the construction of a hotel, a medical center, several modern office buildings, and various senior living facilities. Attractive residential options were created with the residential park on Rudolfstrasse, the "Barbarossahof" complex, and developments in the central and southern parts of the area. Former administrative buildings were transformed into the "Technical Town Hall." A large brownfield site was thus converted into a vibrant urban district. The project will be completed shortly with the finishing of construction work at Gothaer Platz.
